Despite the 70% drop in housing starts in north Texas since 2006, builders are now active in east Dallas, Park Cities and north Dallas, mostly tear downs and replacement. In first quarter, 2012, over a dozen starts were noted in the M Streets and 48 starts in University Park.

Area home sales were up 18% in November and up 17% to date for 2012. Strong sales have reduced the supply of homes on the market to 3.9 months, the lowest level since 2000. Pending home sales are up 15%. Economists expect the uptick to continue into 2013.

Jumbo loans were up 65% in second quarter to $38 billion. Jumbo loans were 15% of second quarter volume for Bank of America; Wells Fargo double their volume in first half; and Citigroup reports increased income.
